Vrbo Moderate Cancellation Policy (2026–27): Refund Windows and Booking Checklist
Can you get a refund when you cancel a Vrbo vacation rental? That depends on the specific listing’s cancellation policy , your check-in date and the time you cancel. For travelers comparing a holiday house, villa or apartment in 2026–27, Vrbo’s Moderate policy can offer a full refund well ahead of arrival and only a partial refund closer to the trip. It is not the same as “free cancellation anytime.”
OptionTrip booking advice — checked against Vrbo’s published help guidance on October 27, 2026. Always rely on the exact cancellation terms shown on your reservation, since policies and seasonal exceptions can differ by property.
What does Vrbo’s Moderate cancellation policy mean?
Under Vrbo’s published standard Moderate schedule, a cancellation at least 30 days before check-in qualifies for a 100% refund . A cancellation in the 14-to-30-day window qualifies for a 50% refund . Inside 14 days, the standard Moderate schedule provides no further refund window. Exact deadline boundaries should be confirmed in your booking rather than inferred from a rough calendar count.
Vrbo states that refund-window deadlines end at 11:59 p.m. in the property’s local time zone on the relevant date. Travelers abroad should not assume the deadline follows their own phone’s clock. A seasonal policy may override the listing’s usual policy, and the booking terms in force at confirmation are what matter. Check the official Vrbo cancellation policy options for the full description.

Important: This is the platform’s menu of standard options, not a statement that every Vrbo property offers every choice. Individual listings, seasonal settings, integrated property managers and the precise checkout agreement determine which terms apply to a particular reservation. Vrbo notes that percentage refunds can be calculated differently for integrated property managers versus platform partners.
How much money might you actually get back?
Imagine an illustrative $1,200 accommodation amount under a standard Moderate policy. If you cancel within the property’s eligible full-refund window, the accommodation amount would ordinarily be fully refundable. During the partial-refund window, the basic 50% illustration would be $600 of that amount . This is not a real Vrbo reservation or a guaranteed calculation. The amount shown in your actual booking can differ because of fees, prior installment payments, the merchant of record and the host’s terms.
Vrbo explains that a service fee is typically refunded when you qualify for a full refund and the booking amount is fully refunded . In a partial-refund case, booking and service fees may not be refunded. Taxes, currency exchange differences, separate trip protection, refundable damage deposits and special partner arrangements can complicate the total. Review the Vrbo service-fee rules and refund treatment of booking fees .
Three questions to answer before reserving a vacation rental
1. Does the listing use a seasonal cancellation policy?
A beach house, ski property or holiday rental can have stricter or different terms around peak dates. Vrbo says the seasonal policy is determined by the check-in date , not by every individual night of the stay. A later policy change by the host does not retroactively rewrite the terms of a previously confirmed reservation. Before paying, save your confirmation and the cancellation terms displayed at checkout.
2. What is included in the total comparison?
Compare the vacation rental’s complete quoted cost with a hotel: cleaning fees, service fees, parking, pet rules, minimum nights and the flexibility to change plans. A vacation rental that looks inexpensive per night may not be the best value for one or two nights. Enter the same dates and number of travelers for each accommodation option.
3. Is the booking refundable because you purchased insurance?
A restrictive Vrbo policy does not automatically become refundable merely because you buy trip insurance. Insurance benefits depend on the insurer’s contract, covered events, exclusions and claims documentation; “cancel for any reason” should not be assumed. Review the insurance policy itself before paying. If your host cancels, the guest’s situation differs from a guest-initiated cancellation.
What to do if you need to cancel a Vrbo reservation
Sign in to your Vrbo guest account and open the actual reservation.
Check its cancellation deadline, property time zone and displayed refund estimate before confirming cancellation.
Use the official cancellation process and retain the confirmation. Vrbo says guests can initiate cancellation even when the booking is not eligible for a full refund.
If a host asks you to cancel because they cannot provide the property, contact Vrbo support and document the conversation; do not casually misclassify a host-initiated cancellation as your own change of plans.
Check separately whether service fees, damage deposits and optional insurance payments are refundable. Contact the responsible provider if the statement and refund disagree.

Choose a stay and plan the trip on OptionTrip
Best booking decision: compare the total price and the amount you risk losing if your plans change. Choose a more flexible property when your dates, flights or group size are not yet certain. We cannot guarantee any individual listing’s availability or refund terms.
Compare hotels and accommodation options on OptionTrip — use your exact dates, read each supplier’s cancellation terms and complete any reservation with the provider.
Compare flights for the same itinerary — avoid booking a nonrefundable stay before understanding the flight’s own change rules.
Ask Vi to compare a hotel, rental property or different trip plan with cancellation flexibility among your priorities.
