VRBO Updates Host Cancellation Policy: New Rules for Denied Entry and Guest Protection
VRBO, the international platform for renting homes, apartments, and rooms worldwide, has announced significant updates to its host cancellation policy. The new rules, effective October 1, 2025, are designed to increase guest trust in short-term rentals and prevent situations where travelers are unable to access their booked accommodations.
Option Trip – According to the updated Host-Initiated Cancellation Policy, if a guest cannot access the property and complete their stay, and the host is unresponsive or denies entry, the situation will be treated as a host-initiated cancellation due to denied entry. In such cases, the host may be charged a cancellation fee equal to 100% of the booking amount.
Other cancellation fees remain unchanged: if a host cancels less than 48 hours before check-in, the fee is 50% of the booking amount; if cancelled more than 48 hours but less than 30 days before check-in, the fee is 25%; and if cancelled more than 30 days before check-in, the fee is 10%. In cases of denied entry, the listing may also be temporarily suspended, and future bookings canceled to prevent other guests from experiencing similar issues.
For travelers, these changes provide greater assurance that they will be able to access their booked accommodations. For hosts, the new rules emphasize the importance of managing calendars carefully, maintaining clear communication with guests, and ensuring access to the rental property. For the current host-side rules, see Vrbo’s official Host Cancellations Policy . The 2025 changes described above should not be mistaken for a current guest refund guarantee.
Travelers: cancellation by a host is different from cancellation by a guest
Updated October 27, 2026: The host cancellation rules described above concern property owners, not a guest who changes plans. If you are booking a vacation rental, read the listing’s own cancellation terms before paying. Under Vrbo’s standard Moderate schedule, a traveler typically qualifies for a full refund at least 30 days before check-in or a 50% refund 14–30 days before; deadlines follow the property’s time zone, and individual terms can vary. Consult Vrbo’s official policy guidance .
